A new kind of workplace has taken shape in East Vancouver. CoFunction Workspaces, developed by Eric Lee of Victor Eric Group, is a four-floor co-working and event space in the Hastings Sunrise neighbourhood, which opened its doors on April 1st. Designed specifically for designers, architects, engineers, contractors, and the consultants who support them, it's a building that was conceived with intention — from the floor plan to the IT infrastructure wired into every wall.

Where the Blueprint Meets the Community

From day one, Eric Lee designed CoFunction with a clear intention: bring together the people who build, design, and shape Vancouver's spaces — and create an environment where the connections they make are just as valuable as the work they do inside. Dedicated desks, private offices with floor-to-ceiling windows, event spaces, a rooftop, phone booths, locker storage for trades equipment, and Modo car share access — every detail was chosen to serve people who work hard and need their workspace to keep up.

CoFunction goes beyond the amenities. The space was built around a genuine creative culture, with regular workshops on AI tools, design software, and industry trends woven into the membership experience. Members also have access to business coaching and mastermind groups — giving professionals a place to grow their craft and their business under the same roof.

"The purpose of it is to be a home for designers, consultants, contractors and also service providers… We want high trust, so we don't do hot desking. We want people that are very invested in building the community collective with us."

The Co-working Space That Thinks Like a Builder

COMMUNITY MANAGER

Rooted in a Neighbourhood with History

CoFunction's location in the Hastings Sunrise area is part of the story. Sofia, who once lived in the neighbourhood herself, describes it as a creative, walkable community lined with live-art studio buildings, craft breweries, and restaurants — close to Highway 1, the Ironworkers Memorial Bridge, and just five minutes from downtown Vancouver. There's even a small piece of the city's history nearby, on what was once planned to be Vancouver's original downtown core. The location reflects the kind of layered, community-rooted thinking that defines the whole project.

"I just love getting to be a part of bringing it all to life." Sofia reflects.

Infrastructure That Matches the Vision

When a building is designed for architects running large rendering files, engineers coordinating across sites, and designers collaborating in real time, the IT infrastructure has to be built to the same standard. That's where TAVANCA came in, embedded in the project from the ground up.

TAVANCA configured the complete IT infrastructure: network setup and Wi-Fi across all four floors, while also coordinating the integration of security systems and access control to ensure everything worked seamlessly together. Throughout the build, the focus was on understanding exactly who would be working in the space and what their day-to-day demands would look like — because setting up infrastructure for architects and designers is a fundamentally different conversation than for any other industry. The result is a setup built with purpose, so members can focus on their work from the moment they walk through the door.

The Community Is Already Showing Up

CoFunction opens its doors on May 1st, and the community vision is already coming to life. From the beginning, the team understood that a space like this goes far beyond walls and wiring — it's built with the people who gather inside it. The events program is a reflection of that belief. Already, the first social evening held in the event room set the tone for the kind of genuine connections CoFunction was built to foster. The next gathering is planned for mid-May, with more to follow. And with the first floor still open for lease, there's even talk of using the bright, open space for a gallery exhibit or art display — a fitting reflection of the creative, collaborative community that CoFunction is just beginning to build.
